Paul Thrift bought his first house the summer after high school. Today Thompson Thrift has built $7 billion of real estate across more than 20 states.
He and his partner John met in high school and bought a repossessed home together right after graduation. Forty years later Thompson Thrift is a national multifamily developer with about 200 people in the Indianapolis office alone.
He opens up the machine behind it: roughly 1,100 accredited investors, 800 million to a billion dollars of development a year, and a five-year life cycle on every deal.
Less than 10% of the business is even in Indiana, and he explains why the state keeps producing developers who punch above their weight. He is also honest about the one venture that lost so much money it nearly ended everything.
